For development projects
A detailed analysis of the potential development using the residual method of valuation is carried out to determine the forecasted estate value. Furthermore, a detailed breakdown of expenses is calculated and the property value is determined after taking into account a profit margin.

The true market value of each property is presented to the heirs, as required by their Notary, for the transfer of property.
Ancillary services
Land Registry requirement: A detailed survey of the property is carried out, including demarcation on Land Registry plans of any obligations/servitudes and common areas.

Deriving the right market value
The most suitable valuation method is chosen after understanding the purpose of the valuation through consultation with the client. This entails understanding the property and any applicable constraints, and is backed by calculations and evidence that support the final value.
The most common methodologies we adopt include the Comparative, Investment and Residual methods, or a combination of these complete with a price comparison, where applicable.
We guarantee an honest, transparent approach which ensures accountability and produce an understandable and unambiguous valuation report.
The approach adopted by the firm has received consistently positive feedback with regards to the final value, the whole process and the level of transparency provided.

To ensure an independent and objective fair market value of the property which takes into account all aspects such as structural, geotechnical, planning, legal, ongoing market values, economic and environmental concerns.

Our Experience
We are independent valuers with no affiliation to any real estate or development agency with over twenty years’ experience.
We have been appointed on several occasions to conduct property valuations by the Lands Authority and as court experts by the Law Courts of Malta.
Over the years, we have created an in-house database of property valuations that is continuously updated, thus reflecting current market values and comparable property prices.
